Surprised to see negative reviews, this place has been incredible. Cleaned and maintained to the highest standard, great tech and electronic access etc. Easy move in process. Sure not having an office open to walk into can be annoying, but it’s the way the whole industry is headed.

This place is absolute garbage. I submitted an application and got approved 3 weeks before my set move-in day. 5 days before I was supposed to move in, they make up some excuse that my documents weren’t valid and canceled my lease last minute without any opportunity to submit valid documents. They also charged me for random fees that didn’t make sense. They are sketchy and just want your money.

Horrible move out experience! I am only leaving a 1 star review because it wont let me do anything less! During my time living at beach and ocean, it was great, very responsive when any issues occurred etc. All of the issues that I experienced, happened only after a lease renewal was not signed. The complex tried charging us for their turnover time and ridiculous charges for paint, labor etc, even tho it was just simple wear and tear. When emailing the billing department, like I was told to do, it was far from helpful as they would not answer certain questions, not provide proof of documents we asked for upon paying for additional charges and just flat out horrible customer service. It has now been 15 days since I have last heard from the billing department and I have sent 4 emails in that time period.. ridiculous.. They have scammed people, including myself out of money. I have read other reviews and it sounds like this happens more often than not.. I WOULD NOT RECOMMEND, considering their billing department and customer service are horrible.

Lived here from 2020 to 2022 and would not recommend for several reasons:1. We were constantly having to walk past trash to get to our unit. Other residents would leave trash outside their doors, and management wouldn't do anything about it (we complained at least 1x/week and sent photos to management)2. The fire alarms were always going off, multiple times per month, at all hours. It made working from home near impossible. I've lived in multi-unit high rises for many years and have never lived in a building with such neverending issues with the fire alarms.3. If you are sensitive to noise, do not rent a unit that faces Beach Blvd. We could never have our windows open, due to noise and pollution, and even closed, the street noise is very very loud.4. If you're planning to stay more than a year, be aware that the annual rent increases were always the maximum allowed under law, so our monthly rent increased $500/month over a 2 year period.5. While the improvements to the property are nice (new paint, etc.), they make improvements with no regard for the current tenants. We had our windows and balcony completely sealed with plastic wrap for at least a month while they painted, but they didn't do anything for the inconvenience (small rent credit, Starbucks gift card, literally anything to acknowledge that they're preventing tenants from the use and enjoyment of things that are paid for (opening windows, use of balcony, etc).6. Upon move out, they tried charging exorbitant cleaning, painting, and carpet removal fees. Once we pointed out that these deductions are not allowed because there was no damage beyond normal wear and tear, they immediately refunded the remainder of the security deposit.Positives: good location, updated units.

We moved into a 4th floor unit facing the pool, west. We moved to HB originally in 2015 and we've previously lived at some of the other luxury properties in Surf City including Boardwalk by Windsor and Elan, I can say without a doubt "Beach and Ocean" stands apart from the others. The community here is very quiet, people are friendly and personable. The pool facing units are wonderful because you get very little beach BLVD traffic noise to speak of. The property is kept in immaculate condition with cleaning crews on site 7 days per week. Now speaking to some of the most common points made in some reviews; I've done a thorough walk of the property, 90% of all the amenities are working perfectly. There are currently (2) TV's out of service and (2) grills which don't seem to light but there are many, many others working around them. I've only been on site for 10 days, hopefully all of the amenities will be back online soon. My only real complaint is that our unit specifically said that it featured an "Ocean View" - there is absolutely no ocean view from the unit. When I followed up and asked Sol (property leasing agent) and the on site maintenance about this specifically they both just kind of chuckled and laughed it off. There were several units available when we were looking to lease, we decided on the 4th floor and the most expensive unit because it said that it featured Ocean views at the very top of the unit description. They had other 2 bedroom units which were larger for less money per month. Had we known the unit we selected didn't actually feature any type of ocean view what so ever we would have selected a different apartment. I would say if an ocean view is important to you and the unit you're looking to lease says that it features one, verify that it actually has a real ocean view before you sign the lease. (we had an ocean view at Elan) That aside our move and time here has been absolutely perfect!!!
